Instantaneous water heater maintenance

It is essential for you to understand why you have to perform maintenance procedure on this water heater. It is not cheap and you have to keep it in running condition for as long as possible. One good reason is to keep the efficiency on the equipment as close as possible to the original level, by preventing scale buildups on inside of the heat exchanger. That way you will maintain low operating cost and strong water heating system.

The procedure is fairly easy but if you do not want to mess with it – call a trained and certified technician.

Step One: shut off the lower handles – cold and hot water supply.

Step Two: hook up one hose to the pump and the other end to the available cold side port.  The second hose goes from the port on the hot side strait into the bucket.

Step Three: turn off the gas supply.

Step Four: pour the vinegar in the bucket and open the valves with the connected hoses.

Step Five: connect the pump to a power source.

Step Six: let the liquid circulate for 45-60 minutes.

Step Seven: unplug the pump, close the valves, and disconnect the hoses.

Step Eight: open the cold water supply and flush trough the hot side with clean water for 30 sec.

Step Nine: close the hot flush port and open the hot outlet valve to restore hot water supply to the house.

Step Ten: open the gas valve and turn the power off/on to the tankless water heater.

We really hope this information was helpful.

Honest, helpful and qualified.

The owner Tsanko was prompt and discover the simple reason of an unusual leak we had not been able to reproduce.  He fixed several other small issues that another contractor had not taken the time to investigate and fix properly.  He never try to sell me anything but fixed our problems efficiently and even gave us reduced price because he felt he hadn’t done enough work to bill out his fixed rate for coming out. Will definitely call him again and truly recommend him for his honesty and superior work.

What do i need to consider about Plumbing permits and regulations in Sunnyvale, CA

Plumbing, Electrical, Mechanical

Permit Information
An electrical, mechanical, and plumbing permit is required for most work.
An electrical permit is needed for the change to a wiring system.
Mechanical permit is obtained to change a furnace or install an air conditioning system, but not to make modifications to existing equipment.
A plumbing permit is required for any new plumbing work or for installing a water heater.
These permits are sometimes described as trade permits. The work under these permits may be together with a building permit for a job, or may stand alone for specific tasks.

Why do I need these Permits?
California Code and the City of Sunnyvale regulates construction to ensure that it is safe and code compliant. City personnel provide inspections for permitted projects to verify compliance with the appropriate code.
As well, permits and inspectors watch to safeguard people and homes from hazards that may appear from improper installation. Examples of the benefits of pulling a permit include:

Plumbing Permit
Inspections controls that drainage fittings, water piping, gas piping, and water heaters are all installed properly.
For a water heater, earthquake straps are inspected because they prevent structural damage and the gas pipe from rupturing during an earthquake.

Where can I get these permits?
You can obtain a permit at the Development Services Center, in your city.

Fremont Plumber. Plumbing in Fremont CA, Gas piping installation and leak repair

I had a gas leak under our house and called 3 companies to come out and give me an quote.  Tsanko was the first to come out, during the 1/2 window he gave me, and came right on time.  It took him a few trips under the home to find the leak, without having to pressurize the lines because we could not shut off our stove as it was too big and heavy to move.  BG Plumbing was here about 2 hours checking all the lines and finally found it.  He gave me a very detailed report of what was wrong and what is needed to fix it, along with an explanation of what went to what on my gas pipes, which I didn’t know.  T. knew I was bidding out the job to 2 other contractors and never pressured me.  The estimate he gave me seemed more than reasonable. The 2nd guy came out and I explained to him that the first guy found the leak, so he didn’t even go to look under the home himself. He disappear and came back about 20 minutes later with an outrageous $1000 bid for 4 hours of work.  Too unprofessional. The 3rd plumber came out and actually went under the home, but couldn’t find the leak.  Said he’d have to pressurize the line to locate it, and would bring someone back to help move the stove to shut it off.  Since Tsanko spent so much time already and had found the problem and was nice enough to explain everything to me, I gave him the job.  He came back right on time the next day and fix the leak.  T. checked every single spot all the way to the gas meter to make sure he took care of everything.  I was very happy with his performance and his work ethic.  I’m very happy to have found Tsanko and will no longer “bid” out the process if I ever have a issue again because now I trust him and would of course call him again, if we ever have another plumbing job.

I hired Tsanko as a Plumber in 2010, and i had him more than once.

I’m a extremely happy customer of BG Plumbing. Last time I called them it went like this. The pipe to the kitchen faucet broke and I had to shut off the water to the whole house to. This happened on a Saturday night… I called BG right away and he came over on Sunday morning (and I live in Berkeley)! He did finished the repair efficiently and answered all questions in detail. Basically he saved the day!

I already have a plumber I can count on

Tsanko is awesome. I had a leaky upstairs shower valve, it was leaking quite a lot so I was getting nervous it was going to be a costly fix. We opened up the back wall to see exactly where the problem was coming from, and we knew which part of the valves it was coming from. Then, I called some plumbers to give an estimate of the repair. Two of the plumbers came, looked at the valve leak and said they want to change out the entire thing, which will also need opening up more wall, maybe damaging our old rusty galvanized plumbing, costing hundreds of dollars. (It’s an old house) It would also be at least three hours.
T. came and said the fix is very simple, replace out the diverter stem, since that’s the part the leak is coming from. I was having second thoughts since the other two plumbers told me you’d have to swap out the whole valve, and he carefully explained to me that the housing itself is just a piece of brass, even if you swap out the brass, it’s going to continue to leak. It’s the insert that’s leaking. It made sense and he fixed it in 30 minutes costing a little more than a hundred. We tested it and there was no mistakes.
Couple of days after, another leak happened in the same bathtub after my roommate showered, I was starting to have doubts about his fix. However, I tested the shower, and couldn’t reproduce the problem, and was completely stumped. I called the company, and he came right away at 9pm at night, and he quickly found the problem. The leak only shows up if the faucet is dripping slowly, and my roommate hadn’t turned off the faucet all the way. It was basically bad caulking plus the back washer being worn out. He offered the easy solution of just caulking up the cracks. This visit was completely free!
I am impressed by a few things:
#1. Unlike the other plumbers, he was able to exactly locate the problem. I’m sure if the other plumbers changed out the whole valve, they would’ve fixed the drip as well, but that would’ve been cost more money, and dangerous, since my pipes are old and I wasn’t ready to swap out a bunch of pipes right then.
#2. He explains the problem and can show me what’s happening
#3. He arrived in the evening as soon as I called, and stated that it would be free.

I now have a plumber I can count on explain things to me so I can understand exactly what’s the problem and how to fix it. T is knowledgeable and willing to help. I’ve already recommended him to my friends.
